To Owners & Managers

You’re probably wondering why you would choose us to tenant your property. After all, choosing the right tenant can make or break an investment. The common aspects a home owner considers when selecting a tenant are: risk, reward and aggravation.

Risk

Rent paid in full & on time

We, as the head tenant pay you the rent; not our residents. Our reputation is on the line and it is critical to us that we fulfil our duty. Our business will not survive without a stable and ongoing relationship with you.

Property damage

While having multiple people in a home may cause increased wear and tear, and the possibility of damage my increase, our strict cleaning and inspection routine allows us to make sure the condition of the property does not slip.

Further, we have a comprehensive insurance policy that ensures not only our peace-of-mind, but can coexist with your current insurance, effectively providing two layers of protection.

Finally, we pay a bond registered with the RTBA, as do each of our residents, effectively providing the property with double (or more) the bond you would typically get.

Large properties are hard to rent

We want a long term agreement. This ensures you have certainty of a regular income with no vacancy.

Multi-generational families are becoming more common, but are not yet at the level at which you’d expect prospective tenants to knock down the door to rent your property. However the demand for quality rooms in a quality home is high, and we are always in need. We have a team that operates fast, and a list of residents waiting for a room, so your home doesn’t have to sit empty.

Reward

Competitive rent

If your property meets our strict list of must-haves, we could potentially offer a higher rent. Why? We’re in the business of win-win-win.

Capital improvements

There are a few basic upgrades that we need to do (such as fire & safety devices), however these in no way stop your property from being used as a family home (if you choose). In fact, they make it safer.

However, our residents expect a certain level of quality, cleanliness and style, and we are more than happy to provide this. If your property has great features, but just needs a light update, then—with your full approval—we will pay for the improvements. If you want your house back the way it was before we occupied it, we’ll pay for that too (but we don’t think you’ll want us to)!

Reduced insurance premiums

You should speak to your insurance broker, but with the substantial bond (registered with RTBA), the comprehensive insurance policy, and the fire & safety devices we add, we have found it’s possible to reduce your insurance premiums, resulting in a better return for you.

Aggravation

No late night calls

You won’t receive a call in the middle of the night that the hot-water service has leaked—we do. And we’ll arrange the appropriate response.

Tenant screening

We have a waiting-list of pre-qualified potential residents. They all undergo rigorous screening and interview processes, not only to know they can simply pay the rent, but so we know that they compliment the community in the home which we offer them.

We do not intend to replace your property manager, and will allow them to screen the residents to their satisfaction.

No trouble tenants

We are aim to build tiny communities. Part of our screening process seeks to filter out residents that could cause issues amongst other residents or have unrealistic expectations.

Should any problem residents happen to make it into one of our homes, the flexibility of our resident’s agreements allow us to take fast action to rectify the situation—something that is only getting harder with standard tenant agreements.

Re-letting

When we have a long-term agreement in place with you, there is less advertising, applicant screening, open for inspections, vacancy and all the other hassles that goes along with a tenant moving out.

Manage contractors

Always acting within the framework of the agreement we sign with you, we look after all the maintenance issues—be it minor repairs or larger modifications.

We have a team of contractors—such as cleaners, handymen, gardeners & landscapers, pool cleaners, gutter maintenance etc—that we use proactively (that is, before issues arise) to keep the high standard of your home, and our service.

Life is hard enough, so why add the hassle of furnishing a room!?Whether it’s spending endless hours at IKEA, or lugging around heavy items through awkward doorways, you don’t need it. We just want to make things easy for you.

No matter what size room you are looking for, we strive to provide you with all the necessities such as a place to sit, work, and anything else you might need to do when you’re not sleeping.

Free, unlimited Wi-Fi

We need the internet installed in the home to keep all our smart-things running smoothly. So why shouldn’t you be able to access it to?

We’ve installed super-clever tech to keep your Streams streaming, and your Tunes … er … playing—no matter what everyone else is doing online!

Private

This might seem obvious, but your private space is private. And we take this seriously. All residents doors are secured with coded locks (no problems with lost keys) and noise levels are respectful.

Shared Space

Maintenance

We believe people respect spaces that are clean and neat. And as such we do our part with regular cleaning of shared spaces, and maintenance of any garden & outdoor spaces.

We also do regular inspections to make sure our maintenance is up to scratch, but also to check in with our residents. This is to ensure everyone is doing their part in creating a respectful household, while also to get feedback on any maintenance issues that might need addressing (such as peeling paint or faulty furniture)

Our communication systems are always open and problems can be conveyed directly to us at any time.

Communication

We pride ourselves on great, two-way communication. We’d rather hear if you have any concerns about your home before something has gone wrong, has broken, or you just can’t put up with it anymore.

Ben is a man with an eye for detail. A hands on kind of guy, Ben loves finding a solution to any problem whether it be a handy man fix or creating a database. Ben loves order, systems and protocols. With a background in quality control and assessment, Ben takes pride in everything he set his hands and mind to. He is fair, impartial and level headed making him great at giving considered advice and coming up with fair solutions.

Having a background in client facing consulting roles and a qualification in Business -Property Investing, Melissa’s personable approach makes her a good judge of character and one to always find agreeable compromises to issues.

We have a love for bringing people together in an environment that is fun, inclusive and relaxed. We are self-confessed linchpins,  and take pride in doing things outside the norm.
